Asplunds Fastigheter is a company with 18 employees and a property portfolio that includes offices, commercial spaces, public buildings, and residential properties. Today, they manage approximately 1,200 apartments, primarily in Örebro. The energy issue has long been high on the agenda, and Asplunds has not been shy about testing new digital solutions.
When it was time to take the next step in energy optimization, several factors were prioritized in the selection of a supplier: strong references, clear communication, and high expertise. Several different options were explored, but in the end, the choice fell on Algeno.
– Algeno has been responsive and receptive to our input. The focus has been on the problems we face and how we can tackle them together, explains Oskar Evertsson, CEO of Asplunds Fastigheter, alongside Emil Eriksson, property technician.



The implementation went smoothly, and the platform was easy to get started with.
– The platform is great to work in, and it’s constantly evolving, says Emil Eriksson. It’s easy to navigate, and you have access to a wealth of data you might want to know.
Although daily work procedures haven’t changed drastically since Algeno was introduced, there’s now something that was previously missing: clear figures to rely on and a completely different overview of the property portfolio.
As a smaller company, Asplunds doesn’t have a dedicated operations team that works exclusively with heating systems. Instead, it’s a versatile and dedicated group that steps in where needed and handles everything from technology to property management. Despite this, Algeno’s tools work well.
– It works even for a small company that doesn’t focus solely on operations full-time, notes Emil.
An important aspect for Asplunds was the ability to start on a smaller scale, and thus it was a clear advantage to be able to evaluate the service before a full rollout. Algeno was pilot-tested, evaluated, and then scaled up gradually. Today, around 400 apartments are connected, and the plan is to add approximately 100 apartments per year over the coming years.
– The plan is to roll out as many apartments as possible, says Oskar Evertsson.
And the results were quick. One of the properties has reduced its energy consumption by 186,125 kWh, equivalent to 12.7%. Another property has reduced consumption by 11%, or 140,881 kWh (adjusted for a normal year). Figures that both Oskar and Emil are pleased with.
Asplunds sees three clear benefits from the collaboration with Algeno: financial savings, strengthened environmental efforts, and, not least, that the building technicians find working with the tool rewarding and motivating.
Of course, all property companies have different conditions in place for getting started with AI-driven management. For Asplunds, the transition went smoothly, and the company demonstrates that digitalization and AI aren’t just for the largest players. Fundamentally, it’s about taking the next step at the right pace, with solutions that actually fit the business.
