Some district heating companies have raised prices by as much as 40 percent.‍

I recently attended the interesting conference “The Future of Technical Management.” You can read about the insights from the event in this newsletter. I can share one trend with you right here: there is an increased focus on management. With new construction at a relative standstill, now is an especially good time to focus on increasing net operating income. Rising district heating costs, in particular, underscore the importance of this.‍

Trend Watch: Increased Focus on Management

An increased focus on facility management, operational optimization, and user engagement, where expertise is applied effectively. These were three clear trends identified during the “Future of Facility Management” conference.‍

Per Adolfsson, CEO of Algeno, attended the “Future of Facility Management” conference in September. One overarching trend is the current increased focus on facility management. When asked, three-quarters of the participants stated that they recognized themselves in that description.

– For us at Algeno, it’s clear that we can help increase net operating income. In a recession, this may be even more important. Since our software can be configured to never exceed a certain power level, we can minimize both energy and power costs,” says Per Adolfsson.

A large proportion of the participants pointed out that there are obstacles to operational optimization. 36 percent cited a lack of resources, while a full 62 percent cited a lack of expertise. Only just over one percent felt they had already done most of what was needed.

– This is where we can make a difference. Algeno also helps make the most of the expertise available within the property management company. Instead of just putting out fires when service requests come in, maintenance technicians can be proactive and ensure a comfortable living environment before tenants even have to file a request. And save energy at the same time, says Per Adolfsson.

– Or as one maintenance technician who uses Algeno told me, regarding resources: “Finally, we can focus on the properties where we need to take action; the AI tool handles the optimization.”

A clear insight shared by one of the subject matter experts in a panel discussion on how to get started was to begin tackling the major issues of change instead of just focusing on short-term decisions—that the big, complex issues shouldn’t be put on hold just because they’re difficult.

– The expert was clear about the importance of running pilots, evaluating them thoroughly, and deciding whether to stop or scale up. It’s a bit like breaking the elephant down into bite-sized pieces. I think there’s a point there. That’s why we at Algeno usually conduct pilot projects before rolling out the service.
